How much should I charge/pay in rent?

This is a question we are often asked. Unfortunately there is no one price that will work for all matches.

We can say that the going rate for leased cropland in the Reserve is between 100-200 per acre per year. However, adding in resources like use of storage buildings, equipment and particularly electricity and water can increase this amount.

Like other aspects of crafting a great lease – pricing is built on trust and communication between landowner and landseeker.

Farmers should attempt to get a handle on the resources they will need to tend their crop (water, electricity, other inputs), how often they will need to be onsite, what improvements and investments they will need to make (fencing and irrigation are big ones) to come up with a budget for outlay and income from their farming venture. (See our resources here for free planning resources)

Landowners should attempt to get a handle on how much they need to charge for resources (water is a big one – a well or city water have different calculations – electricity can be another resource) and sharing the use of any resources (outbuildings, equipment).

Coming together with these estimates in hand can make for an informed conversation to arrive at a mutually fair price. Another resource to look at is Land For Good – their pricing fact sheet is just one of many great resources they offer landseekers and landowners.
